When in the basement, placed in front of the French Doors going out to the yard, the box is to the right and the septic is located by the bush.




Potential for a 3rd Bedroom?


Yes, house is a 4 bedroom septic system. There is a room above the 3 car garage that already has the staircase in place. That will make a beautiful 3rd master bedroom.




Is the propane gas tank owned or leased?


Propane tank is leased and it’s 1000 gallons. The people who own it, which is Churchhill Oil and Gas in Plymouth has this home on a budget plan so the owner pays $300 a month for 11 months. The yearly cost for propane is roughly $3300 a year which powers the gas fireplaces, the heating, the AC and the garage the entire year.




Is this home a part of an association and if so, what are the association dues for the HOA?


Association fee is $80 a year and that’s basically to access the beach. There is a little parking lot right next to the path to get to the stairs that take you to the association beach.




There is the association beach at Kingsbridge Shores. Is that the one that 83 Menotomy is a part of?


Kingsbridge is another association. They have their own access path which is South of the Cedarville Landing Association stairs that 83 Menotomy is a part of.

Electric - Eversource- Varies - at the height of the season it ranges between $340-$400 for the month and the low season would be is roughly $140-$150.

Will the road ever be paved?


You need 100% approval of all the houses on the street. In the past, the town set aside a million a year for paving gravel roads but we could never get 100% from the owners on the road because many people like the road not being paved. it keeps the road less traveled and people don't drive at high speeds. The reason is wasn't approved is because one neighbor in particular didn't like that an assessment would have likely been granted on the property which would have increased the owners taxes slightly, especially since she liked the road quiet and less traveled. This same owner that heavily disapproved this in the past is now gone. She sold her home.




What happens when it snows?


The road is plowed by the town. This is part of the taxes you pay. Town water is also in place.




Rubbish removal?


Weekly service ABC disposal. $106 a month to come once a week for trash and recycle is every two weeks.




Is there ever going to be natural gas added to the street?


There was a discussion years ago about the possibility of pulling in natural gas. It was a possibility but never became a priority subject that was heavily pursued. Doesn’t mean that it can’t be pursued by someone willing to put in the work. Now it may just be a bit more challenging.




Is there hardwood under the rug in masters?


No.




Was home built by the owner or bought brand new in 2006?


Built by the owner. He worked with architect to design this home to his specifications.




Buyer saw a sale on the property field card for $40,000. Was that the lot itself?


There are three lots and three separate tax bills. He inquired about consolidation with the assessors but the seller was told an engineer would need to be hired to approve the new plan. So he kept it as it was. The $40,000 they are referring to refers to one of the thirds of the lot when it was purchased.

No.




Do we have information about the house across the street?


Yes but somewhat limited. One of our agents got to meet the builder and it’s been a very popular growing request for homes to be designed in the way of the future to save nature’s resources and this is one of its first kinds here in this area. A roof deck will be built and this home shows that many homes in the area will likely be improved over the years to take advantage of this location that is hard to find elsewhere. The owner of the house across the street is the builder and is one of 5 builders in the state currently that can build such homes and takes a lot of price in being a pioneer. It’s 100% concrete walls, ceilings and the house is even bulletproof.




Is the ocean cold or warm in the summer?


It’s roughly 60-70 degrees during the early to late summer months.




Does this property have direct access to the beach?


House is elevated so it doesn’t have direct access to the beach. One of the local contractors and specialists in this area that work closely with the Conservation Department in Plymouth has come up with a creative staircase solution for cliffs. Nearest spot to access the beach?


There is a path to the south of the property roughly a quarter a mile away and that path will get you to the set of stairs for the association that brings you down to the beach.

It is and that’s why the owner bought it upon finding the photographer who to took it.





ABOUT SOFT SOLUTION

Can the top part of the erosion be saved?


Liam will have a better answer and you can’t do anything to the top until you protect the toe of the bluff. Once the toe is protected from the bottom first, then it can likely be rounded off at the top. It looks a whole lot better when you do that but you can’t do it until the toe is protected. I would defer any further questions to Liam.




How long will the soft solution project take?


Another better question for Liam. If owner were to stay, he would select the cobble berm solution with the bolders and would protect the integrity of the property.




What is the elevation level?


Property is 100 feet above the beach so it is not in a flood zone.




Is this property technically beachfront?


Yes. technically, when you own this home, you would own the property out to mean low tide. What this means is that you can’t stop people from walking on your beach but you can stop people from parking on it if you choose to. It is your beach.




Is it high


It's pretty high and it is outside of a flood zone so there is no need for flood insurance. I recommend you go to the website of the property. You'll find a lifestyle video we did of the property and it is actually going to show you how high up it is. We specifically take videos because we know that would be something agents and buyers would want to know.




Disclosure & Details


83 Menotomy is a full-time home. The owner is a golfer, and he truly enjoyed that area because it is close to many great golf courses. He has this home custom built on 2006. It has a 4 bedroom septic system and a lot of opportunity for expansion with a room over the three car garage ready to be finished into a third master bedroom, and a walkout basement with access to the garage, to the house and outside, making it a great family room area or potential in-law apartment. This particular property would have been listed at $1.3M at minimum if the wall, or a soft solution, were already in place. Some unique features include nine foot ceilings on the first floor, and 10 foot ceilings on the second floor. The entire second floor is a master suite. It offers many of the desirable amenities buyers love such as an open floor plan and the ocean views everywhere you look. The setting is truly breathtaking and you feel as if the ocean is your backyard. The downside of the property and the reason why we put it on for the $899,000 is because it does not have a wall and due to it's age, a soft solution is the only option. What's a soft solution and what does it entail? Picture stones the size of a football mixed with sand added into the cliff in such a way to protect the integrity of the land and the home, protecting the home from further weather damage. There is also an option that is cheaper, however less efficient. We aren't necessarily the experts in this field, however the same contractor that is working on both neighboring properties currently building a revetment is available to explain further and answer any questions any serious buyers may have. As of right now, it is our opinion that any buyer would want to protect the integrity of such a beautiful property, and this is why we discounted the price significantly since the seller preferred to price it in such a way so that the buyer would take on this project and have much to gain by doing so. The conservation department will not allow a revetment, a seawall per say to be built, since the house was built past 1978. The verbal quote we received is by a reputable local company called South Coast Creations and we spoke directly to Liam Delowery, the owner. He is the one managing both projects and building both revetments on the properties located to the right and to the left of this home. He is familiar with the site and many of the variables that would ultimately affect the price of the soft solution installation and can go deeper into what each solution entails and their expected cost. For now, since he will only make himself available to buyers that are about to submit an offer, we got a verbal quote from him that the soft solution will cost somewhere around to 125,000-250,000 to build. There is already 20 feet of protection on one end of the property, as neighbors doing their wall tend to extend the protection into a neighboring property for further support and protection from storm damage. Another neighbor has roughly 15 feet in, making it so 35 feet of wall are already existing in this property, combining the corners. There are 300 feet of frontage here, leaving 265 feet left for the soft solution to be installed by the new buyer.




Does it has access to the beach from there?


No, there is no access to the beach from the property. With this said, this home belongs to an association and there is an association beach and access to the beach only a few yards away. This property is also beachfront and owns the beach, up to mean high water.
